The Buyer's Agent
What is a Buyer’s Agent? (And why it’s an unnecessary risk not to use one…)
Purchasing a new home is an exciting venture, but it can also be fraught with pitfalls. For many individuals looking to move into a pre-retirement or retirement home in a new geographic area, there are substantial risks in approaching the process without an experienced buyer’s agent whose job it is to represent YOUR best interests – not the listing agent, not the builder and not the seller – throughout the transaction.
Listing agents have a fiduciary responsibility to the sellers of an existing home who hired them, or to the new home developer they represent. Think about some of the circumstances that could put you in a weak negotiating position if you agree to a “dual agency agreement” (where one agent is representing both the buyer and the seller in a transaction).
- Let’s say you are looking at new construction but are not happy with the lot selection that remains in the current phase. A listing agent is highly motivated to finish out the phase for the builder, and therefore, would not be inclined to inform you that the next phase is opening in less than a month.
- In many cases, the timetable of a transaction is crucial. Imagine that you have found someone to buy your current house but the deal hinges on you being able to settle in 45 days. Knowing you are under a time crunch, the listing agent could use this information as leverage in negotiating a final agreement with you.
These are just a few examples of why you need representation on your side to maneuver through these complicated matters, and ensure you end up with precisely the best home, neighborhood, and community that suits your lifestyle needs (as well as your budget).
Buyer’s Agents are Paid by the Seller, NOT by You
There is literally no cost to you to have a buyer’s agent representing your interest. The cost is already factored into the price of homes for sale, and while you may believe that not having an experienced buyer's agent in your court will give you some leverage on the home price in a new construction that is rarely the case.
